The York Estates Service

  • Sales

Beginning with an in-depth appraisal of your property, be that a flat, house or apartment, we are able to provide a pricing recommendation based on first-hand knowledge of similar property transactions and current buying trends. Once instructed we'll initiate the process of identifying potential buyers and can offer practical advice on all aspects of selling and marketing your property.

  • Letting

We are very aware of the importance of finding the right tenant for our clients' rental properties and are therefore most discerning when introducing applicants to our landlords, and do all we can to ensure a trouble free letting. We personally apply for three (personal and professional) references rather than use a 3rd party to ensure the applicant’s suitability.

  • Marketing

Your property will appear on all major estate agency portals to ensure maximum worldwide sales or letting exposure is achieved. All photography and floor plans are professionally handled by us, and we will also advise on advertising within local and national media, as well as checking your property against our extensive database of high quality residential and investment buyers and tenants. Our years of experience have enabled astute selection in qualifying applicants to ensure that they really are ready and able to buy or rent your property.

  • Buying

If you're buying a house, flat or apartment in Central London why not register with us? Popping in for a chat to discuss your plans, priorities and budget will give you a true taste of our local real estate expertise.

  • Tenants

We welcome tenants both from the UK and the rest of the world. They include private individuals, as well as corporate accounts, foreign expats and visiting academics.

  • Property Management

If you are not able to be ever present, or do not wish to manage your property, then it is imperative that you employ a reliable firm to do this on your behalf. We have a dedicated team led by Amanda Molyneux. Her little black book is filled with the area’s best plumbers, electricians, decorators and repair services, which means we always call on the best, locally sourced skilled labour at sensible prices. Our expert advice on how clients can expect to achieve maximum rental yield on their properties is an invaluable inclusion to our trusted management service.

  • Local expertise

Because we’ve always been in the area, we know the local neighbourhood inside out from Marylebone and Edgware Road to Baker Street and across Central London. We’ll happily share our knowledge with you regarding the best restaurants, schools, quality tradesmen – all those little nuggets of wisdom that help when you are either buying, selling or letting property in the London.

Happy Customers

I was delighted with the speed and efficiency with which York Estates found a buyer for my Mother's flat in Macready House. The first viewers made an offer and the subsequent events went through smoothly and stress free. Interestingly my friends went to York Estate for a flat in the area and were delighted with what they were shown and have in fact bought a flat very quickly. They have my highest recommendation.

Barry Burnett

York Estates are experts in the area. They are warm, friendly and pleasant to deal with. If you are interested in the Marylebone, look no further. Thanking you.

Mr Valecha

I sold a one bedroom flat in central London through York Estates in autumn 2009 and was very satisfied with all aspects of the process. When selecting an agent I was looking for an established local firm. My flat was close to York Estates office so they naturally made my short list. I compared them carefully with other local firms. I selected York Estates because they suggested a realistic valuation, offered sensible terms and, most importantly, provided a team and process I felt very comfortable with. What I particularly like about York Estates is the way Julia, David and Claire work as a team. David was my main contact person but I could always count on good backup from the others on the rare occasions when he was not available. David and the team were knowledgeable, courteous and persistent with my buyers and it was a pleasure to work with them. I would recommend York Estates as a knowledgeable and friendly local firm.

As a buyer, Julia and her colleagues at York Estates were fantastic to deal with. We started with a broad search and their knowledge of the area was the best we saw. As we moved into the offer process, communication was very clear and straightforward. And as we moved towards exchange and completion they were highly efficient at moving the process along. A pleasure all round.

Nick Studer

I have always been very pleased with the friendly, efficient, personal service from the team at York Estates. I have recently purchased an investment property through them and they handled the purchase and the subsequent letting to an excellent tenant very well. I have no hesitation in recommending them.

Martin Clarke

From the beginning stages of selling our flat, Julia Lilley and the team at York Estates were helpful, efficient, courteous and responsive. Julia helped us to navigate the flat-selling process every step of the way, and was a fantastic liaison among the lawyers, buyers and us. Her knowledge of the Marylebone real estate market generally, and Clarewood Court specifically, means she is an invaluable resource to anyone wishing to buy or sell property in the area. We would recommend York Estates without hesitation.

Deirdre Pappalardo

I have had the pleasure or working with the York Estates team for twenty years. From both a tenant and landlord perspective, I would best describe my relationship with Toni, George, David and Amanda as always being highly professional, efficient and very client-focused. Highly recommended!

Lester O

I acquired a property close to the office of York Estates. We needed to do this on a tight timetable and the support to do this was excellent from the team. I offered this for rental through York Estates who found me a tenant within 2 weeks of it being offered. Their help has been invaluable in making such a quick turnaround Very pleased. Kevin

Kevin Quinn

My property was on the market for 3 months with Foxton's - with no communication and no offers. It took David of York Estates 10 days to get an offer on our apartment on which we had exchanged within 2 weeks.

Penelope McRedmond

I have had the pleasure of working with George and Toni for over 10 years in the letting of Flat 4 and they have always been extremely professional, thorough and a pleasure to do business with. When it came to the sale of Flat 4 I wanted to appoint York Estates as sole agents given the relationship and I am delighted that we have had a successful result.

Julia loves the area around Marylebone, especially the eclectic mix of independent shops in York Street and in particular the beautiful perfumery.

  • Abigail

The youngest member of our team, Abigail is in charge of our online property sales and lettings marketing by updating and maintaining our website, as well as looking after our social media accounts. She is the backbone of the company and ensures the office is running efficiently. She has great organisational skills and keeps our systems up to date and, being multi lingual, enjoys conversing with the variety of clients we work with. Abigail loves working between Hyde Park and Regents Park, as she is a keen dog lover and so appreciates the green open spaces in the middle of central London.

Tenants Fees

Once a suitable property has been found for you and an offer has been accepted, a non-refundable deposit is required to be paid, usually in the sum of two weeks rent.  From this deposit we will deduct fees as set out below:

  • Tenancy agreement fee – £210 (Inc VAT) per property:
Negotiating the contract (amending and agreeing terms) preparing the tenancy agreement
  • Referencing and passport checking fee - £210 (Inc VAT) per property:
Obtaining references (finanacial checks, obtaining references from employers/landlords plus any other information to assess affordability) checking identity, immigration and visa documents

This is charged on a one off basis and so there are no further admin charges payable if the Tenancy is subsequently extended or renewed.

In the event of a change of occupier during the Tenancy, this will entail drawing up a new Tenancy Agreement and applying for references, so the above fees (£420 Inc VAT) will be payable in full by the new Tenant.

If you are forced to break the Tenancy early due to unforeseen circumstances and your Landlord instructs us to re-market the property, you will remain responsible for the payment of rent and the terms of the Tenancy up until such time that we find an acceptable replacement Tenant. Please also note that you will need to cover the Landlord’s costs and fees in respect of the creation of the original contract which are calculated on a pro rota basis covering the unexpired remainder of the Tenancy.

The vast majority of our deposits are usually equivalent to six weeks rent and are held by us as stakeholders and protected in accordance with the Tenancy Deposit Scheme via our scheme provider who is The Dispute Service. At the end of the Tenancy, you will be charged for professional cleaning and there will also be inventory fees payable
